  1. A Maintenance Agreement is a maintenance plan for your HEATING & AIR CONDITIONING system that is designed to extend the life of your unit and help prevent costly repairs.
  2. Regularly scheduled Heating & Air Conditioning system inspections are recognized as the best way to maximize your energy efficiency and reduce the number of emergency calls. These inspections can also reveal potential problems that can be corrected inexpensively before they cause major repair bills.
  3. Most homeowners would be under the impression that since their cooling and heating system is fairly new that it doesn’t need any maintenance performed. After running one full season the coils begin collecting dust and other debris, the condensate line can begin building debris inside as well.
  4. Loma Linda Heat & Air Conditioning Inc.'s maintenance program, in the event of any breakdown you will receive “preferred customer” scheduling & 10% discount on Service Call Charges, Labor and parts required during the period of this agreement.
  5. No hassle for you. We call you to schedule, whether it’s Semi-Annual, Quarterly, Bi-Monthly or Monthly routine maintenance.

Cooling System/Heat Pump

  1. Clean condenser coils
  2. Check inside blower wheel for dirt in cabinet
  3. Debris in and around outside unit is removed
  4. Motor and bearings checked and lubricated
  5. Check condition of condensation drain pan and drain line *
  6. Air filter checked and cleaned or replaced
  7. Check and calibrate thermostat
  8. Check for motor voltage and amp draw
  9. Check compressor starting and running amps
  10. Check for all safety controls
  11. Check points on 240v main contactor
  12. Check refrigerant charge, per manufacturer specifications
  13. Check all electrical connections
  14. Visually inspect fins on condenser coil
  15. Check temperature drop across indoor evaporator coil
  16. Check condenser fuse disconnect box
  17. Confirm proper return air size
  18. Check for proper airflow in system
  19. Check overall condition of system

Heating System/Heat Pump

  1. Check and operate thermostat and/or heating controls operation
  2. Check condition of electrical wiring and safetys
  3. Check operation of gas pressure & controls
  4. Check for proper flue gas venting
  5. Check for operation of blower controls
  6. Air filters checked and cleaned or replaced
  7. Lubricate blower motor and check condition of induced motor & safetys
  8. Check for accessible gas shut off valve
  9. Check for flexible gas connector operation
  10. Test for carbon monoxide
  11. Check operation of limit safetys controls
  12. Inspect burners, nox rods & heat exchanger
  13. Adjust air mixture on burners for clean combustion
  14. Check seal at base of furnace
  15. Check for air leakage at plenum above furnace (insulation)

High Efficiency Filters, such as Perfect Fit & Aprilaire, are available for an Additional Cost

*Condensate leaks and any resulting damage are not covered under warranty.
